Full Service Management of Property
Airbnb and VRBO Set-up: (One time service fee applies)
- Listing of property on rental platform
- Make adjustments to existing listing if applicable
- Provide monthly booking calendar upon request
Pre-Approval of Guests
Guest Communication:
- Answer Guest inquiries
- Communicate with Guest once bookings are confirmed
- Send check-in/check-out policies
- Answer questions about community and the property
Schedule Cleanings (Separate charge if cleaning fee is not assessed for each booking)
Turnover Service:
- Interior and exterior inspection after each Guest – Basic maintenance and small repairs needed
- Report any damage to Owner
- Restock basic items needed such as toilet paper, soap, coffee
- Coordinate with the Cleaners – Inspect after Cleaners as well
- Quick inspection when extended amount of time elapses between bookings
- Cleanings will be done during this time. Check in with Cleaners and inspect the home after cleaning
- Schedule pest control if needed (Pest service fees are not included in service fee)
- Trash removal during Guest stays and turnovers (Trash disposal charges not included in service fee)
- Schedule and provide access for any services/repairs needed for the property
- Scheduling and maintaining landscaping needs
- Checking on property periodically if vacant for extended period of time
Service Fee equals 20% of monthly payout
